Due to the new HVCC regulations, many lenders are no longer allowed to have any contact with the appraiser to determine whether a home loan is even worth pursuing.  This results in not only a lender spending valuable time and energy on a loan that may fall through at the last minute, but also in homeowners and buyers spending money on an appraisal for a loan that may not close.

At Hutchinson Appraisals, we understand that this could be a problem on many fronts for your business if you are a lender, so we have come up with a solution that we feel will be valuable to your future.  We are now offering a value check on a property for a low fee of $35 per property.  Although we can't guarantee that another appraiser's opinion of value would be the same as ours, we take into consideration the best available comps that we would use in an full appraisal and determine what we feel is a viable range of value for a property that you are considering loaning money on.

Since we will not be expecting to recieve a full appraisal order for the property, and if we should receive an order for a full appraisal, it will not be contingent upon our value check for you - we are completely within USPAP standards. This is solely for you, as a mortgage broker or loan officer, to determine whether you feel that a loan that has just crossed your desk will be worth your time.
